A low-gloss concrete edge, black window frames, and a recessed courtyard set the tone before the interior even appears. The sunken patio house<\/a> is arranged around that cut-out in the ground, using glass to pull daylight into the lower level while keeping the house tucked away from direct view. On a second-line plot, that sense of privacy comes from the layout itself rather than from heavy boundaries. The result is a compact sequence of terraces, openings, and overhangs that reads as one continuous move.<\/p>\n

Privacy shaped by the site line<\/h2>\n

The plot sits behind the street-facing edge, which gives the house a quieter position on the site. Instead of opening everything outward at once, the composition holds back and uses the central void to organize the rooms. The sunken patio house turns that protected setting into an advantage: the lower level still receives daylight, but the glass around the patio keeps the space visually open. From outside, the house is read in three layers, with horizontal lines running across the mass and a pronounced overhanging canopy marking the upper level.<\/p>\n

The exterior volume is controlled rather than showy. White planes meet darker sections, and the black frames underline the large openings without breaking the rhythm. A modern villa large windows approach is visible here, but the windows do more than enlarge views. They register the depth of the rooms, the setback of the terrace, and the way the building sits against the ground. That layered section gives the house its calm profile.<\/p>\n

The clearest move in the project is the way daylight reaches the basement through the recessed patio. Surrounded by glass, the sunken court works as a light well and a sheltered outdoor room at once. It allows the lower floor to hold a wellness area without feeling cut off from the rest of the house. The glazing around the patio is not decorative; it frames the void, reflects the changing light, and keeps the lower space connected to the sky and greenery above.<\/p>\n

That privacy-focused patio glazing gives the project its most specific spatial quality. Seen from inside, the glass edge around the patio creates a constant reference to the outside without exposing the room directly. Seen from above, the cut in the ground reads as a precise interruption in the house\u2019s footprint. The horizontal overhang design strengthens that effect by casting a deeper shadow line over the terrace and extending the roof plane beyond the main volume.<\/p>\n

A lower room with its own daylight<\/h3>\n

The basement does not feel like leftover space. Because the patio sits below grade, the lower floor gains a protected outdoor edge that filters light into the interior. That makes the wellness zone part of the same spatial sequence as the rest of the house. The sunken patio house uses this section to keep the lower level active and readable, with the glass boundary giving the room both enclosure and outlook.<\/p>\n

Terrace edges, water, and a covered threshold<\/h2>\n

Outside, the patio is more than a service space. It reads as a small courtyard with a water feature, hard-edged paving, and a terrace line that sits close to the glass. The covered terrace with overhang gives shade to the adjoining living spaces, and the integrated canopy can be adjusted to change how much of the terrace is exposed. That makes the threshold between inside and outside feel usable in different weather, not just in one ideal moment.<\/p>\n

The outdoor water feature terrace adds movement to an otherwise restrained setting. Water, concrete, and glass hold the composition together without crowding it. The patio floor and terrace edges remain visually sharp, which keeps the eye moving between the lower court, the glazing, and the main living level above. From the house, the terrace reads as an extension of the interior; from the garden, it appears as a recessed platform anchored under the overhang.<\/p>\n

Large windows pull the garden into the rooms<\/h2>\n

Inside, the room palette softens the harder exterior lines. Beige surfaces, timber tones, and ceppo-di-gre stone accents set a quieter register, while the large windows pull the surrounding greenery deep into the plan. The modern villa large windows are especially effective where the living and dining spaces open toward the terrace, because the frames hold a wide band of view without losing the clarity of the interior edges. The eye moves from floor to glass to garden in one step.<\/p>\n

An indoor-outdoor glass frontage ties the main rooms to the exterior court. Curtains soften the tall openings when needed, but the emphasis remains on transparency and depth. Instead of a sealed living room, the space works as a series of aligned views: table, opening, terrace, and planting beyond. The sunken patio house uses those sightlines to connect the ground floor to the lower court and the garden at the same time, so the house feels arranged around movement rather than around static rooms.<\/p>\n

Open stairs and long views through the interior<\/h3>\n

The open staircase becomes part of those sightlines. Black metal framing and open treads make the stair read as a light structure, and the vertical void beside it lets daylight travel through the house. From one level to another, the view remains active. That matters in a plan where glass and cut-through spaces are already doing much of the work. The stair does not interrupt the layout; it clarifies it.<\/p>\n

Materials and technical parts kept in view<\/h2>\n

Wood, glass, stone, and metal are left legible throughout the project. The ceppo-di-gre surfaces add a rougher note against the smoother beige and timber finishes, while the glazing keeps the edges sharp. A wood-burning fireplace linked to the hot water buffer tank is folded into the technical setup without drawing attention away from the architecture. Lighting is treated with the same restraint. It supports the rooms, marks the edges, and keeps the transitions readable after dark.<\/p>\n

That measured approach extends from one room to the next. The technical systems are present, but the surfaces stay calm: straight lines, tight joints, and a limited palette. The sunken patio house depends on those decisions as much as on the courtyard itself. The house is not trying to hide its structure; it uses the structure to keep the rooms clear, the patio legible, and the relationship between inside and outside easy to read.<\/p>\n
