That openness suits a circular zero-waste office renovation built around reuse, demountable details and a workplace that can shift between meetings, collaboration and focused work. The renovated interiors also give space to biophilic accents, from planted frames overhead to a green wall that interrupts the neutral surfaces with a dense, textured surface.<\/p>\n<h2>Open rooms shaped for movement and concentration<\/h2>\n<p>The workplace is arranged as an activity-based working office, with spaces that change character through use rather than decoration. There are places for team discussion, quieter desks, lounge-like corners and fully equipped collaboration floors. In the images, the plan moves from reception to open work areas, then toward glazed corridors and meeting zones, so circulation becomes part of the experience. That variety supports an agile office workplace design without forcing a single way of working onto every room.<\/p>\n<p>Visible technical ceilings, restrained partitions and long sightlines keep the interior legible. A glass balustrade beside the stair, timber treads and light wall finishes make the transitions easy to read. In another zone, a bench-like seating edge and lower upholstered elements turn a broader space into an informal meeting point. The result is not a closed office model, but a workplace laid out for people who alternate between home and office and need rooms that can absorb different rhythms during the day.<\/p>\n<h2>WELL V2 Platinum workplace requirements translated into material choices<\/h2>\n<p>The project follows the ambitions of the WELL Building Standard, with WELL V2 Platinum workplace certification guiding the interior decisions. That shows up in the details that users feel before they register them as a system: better acoustics, considered lighting, ergonomic work settings and a careful choice of non-toxic materials. Motion detection and CO2 sensors were added to existing installations so the building can be operated more efficiently while still supporting healthy use of the rooms.<\/p>\n<p>Biophilic elements are not treated as decoration at the end of the process. Planting is suspended from timber structures, a green wall forms a full vertical field, and glass allows those elements to remain visible from adjacent work areas. Graphic prints also appear on the walls as a way to communicate selected design choices. The office therefore presents its material story openly, instead of hiding it behind smooth finishes and closed ceilings.<\/p>\n<h2>H3 A circular zero-waste office renovation starts with what was already there<\/h2>\n<p>Existing walls, floors, ceilings, furniture and materials were kept wherever possible, sometimes modified so they could stay in use longer. New components were only added after comparing alternatives through life cycle analysis, which gave the design team a way to choose fully circular options with more precision. That approach is visible in the office itself: reused timber, refurbished surfaces and carefully retained structural elements sit beside newer pieces without drawing attention to the difference.<\/p>\n<p>The renovation was also designed to be demountable. Fixings can be taken apart, which keeps materials intact for future harvesting. Standard dimensions were used to reduce cutting losses, and the layout was planned so that material flows could be handled with less waste. Even the surfaces that look simple carry that logic: they are cut to fit the space with as little offcut as possible, which gives the rooms a quieter visual order and lowers the amount of material that ends up discarded during the build.<\/p>\n<h2>Construction waste upcycling during the build<\/h2>\n<p>Waste handling was not left for the end of the process. Cutting waste and sawdust were captured during construction and reused as a raw material elsewhere, including in floors combined with bioresin and in small mosaic-like objects. Packaging waste was reduced as much as possible as well. That means the renovation does not only read as circular in the finished rooms; the construction stage itself was organised to keep usable material in circulation rather than sending it away as waste.<\/p>\n<p>There is also a clear material intelligence in the larger elements. Concrete removed when openings were cut out was reused to make balustrades around those voids, while the remaining concrete became benches along the fa\u00e7ades. Metal fixing plates join wooden elements without glue, and the plates themselves are punched into patterns that can act as space dividers. The office gains a sharper material language from those moves, but the logic remains practical: fewer transport steps, less waste and more of the original substance kept in view.<\/p>\n<h3>Material layers that stay readable<\/h3>\n<p>One of the strongest details is the way the reuse strategy stays visible. White Trespa panels that had become surplus from other building sites were harvested, then milled so their black core shows through as a graphic spine around the building cores. The result is more than a decorative surface; it is a direct record of the circular process. In a similar way, the reception desk combines segmented green tiles with wood, and the ceiling structure above it carries hanging planting that softens the larger geometry.<\/p>\n<p>Elsewhere, the office uses glass, wood, concrete and ceramic tile in a clear sequence of surfaces. A hallway with timber frames and transparent panels opens to workstations on one side, while another view shows the raw concrete of a renovation detail, complete with marks, joints and openings. These contrasts make the office easy to read. Materials are not flattened into one finish; they keep their own scale and texture, which gives the workplace a more honest sense of construction.<\/p>\n<h2>Co-creation with users, partners and artists<\/h2>\n<p>The design was developed through an intensive co-creation process with user groups, project partners and market parties. Workshops brought different kinds of expertise into the same room, which led to practical and sometimes surprising solutions. That collaborative approach also shaped the spatial layout. The office had to support digital work, partner interaction and the daily movement between concentrated work and shared discussion, so the plan was tested against how people actually use the space.<\/p>\n<p>An art commission turned surplus material into something more visible. Young artists were invited to respond to white Trespa panels that no longer served their original purpose. Tobias Lengkeek and Said Kinos won the pitch, and their work was milled from the reused panels so the black core became part of the image. Instead of treating leftover material as a problem to hide, the office uses it as a graphic layer. That decision links the circular renovation to the atmosphere of the rooms without relying on decoration for its own sake.<\/p>\n<h2>Rooms that support hybrid working<\/h2>\n<p>The workplace includes fully equipped collaboration floors, which is telling in a hybrid setting where people may only meet on site occasionally. Rather than arranging only rows of desks, the interior offers a mix of meeting rooms, informal seating, workstations and open circulation. In the images, this comes through in the way one room slides into the next with glazing, timber frames and partial enclosures. The office is not fixed to one pattern of use; it is prepared for brief meetings, longer sessions and solitary work in the same day.<\/p>\n<p>Light, planting and material reuse do the spatial work here. A green wall marks one part of the plan, while hanging plants break up the ceiling line in another. A stair with a glass balustrade draws the eye upward, and the reception area uses tile and timber to set a clear first impression without overstatement.
